nder the Gas Safety Regulations 1998 (Installation and Use), it is the responsibility of the landlord to get a gas safety certificate (CP12) every twelve months.
A CP12 certificate can only issued by a Gas Safe Registered engineer and covers, pipe work, gas appliances and flues installed at your property.
For landlords using an agent to manage their property, you must also obtain written proof whose responsibility it is to carry out maintenance on gas appliances. and keep copies of all the paperwork. You will also need to keep a copy of the Gas safety inspection certificate for two years and provide a copy to your tenants within 28 days of the inspection.
If your tenants change, you need to provide a copy of the Gas safety certificate before they move in.
